The Turtle Bay Condos, Compared
Two condo complexes share the Turtle Bay grounds with the Ritz-Carlton: the Ocean Villas beside the hotel and Kuilima Estates a short walk inland. How you book decides what you get.

The 30-second verdict
The Turtle Bay condos put a full kitchen a short walk from the Ritz-Carlton, but the booking decides the stay. An Ocean Villa booked through the resort comes with its pools and activities; the same villa booked elsewhere does not, and Kuilima Estates never does. Plan on a car.

Known for
A kitchen on the Ritz-Carlton’s grounds
The Ocean Villas are three- and four-bedroom units steps from the main resort with full kitchens. Kuilima Estates is the version without the resort.
Ocean Villas vs Kuilima Estates
There are two complexes, and they are not alike.
| Ocean Villas | Kuilima Estates | |
|---|---|---|
| Bedrooms | 3 or 4 through the resort | Studios to 3 bedrooms |
| Setting | On the shore beside the hotel, ocean views | Low-rise, about a 5-minute walk inland |
| Pools | Villa pool and hot tub; Ritz pools if booked direct | Three at West, two at East |
| Ritz-Carlton amenities | Only when booked through the resort | No |
| Who books | The resort, owners or agents | Owners or agents; no front desk |
| Pets | No | West no; East under strict rules |
Ocean Villas
The Ocean Villas sit in a beachfront enclave next to the hotel, on the ground, second and third floors. The resort rents select villas as three-bedroom units for up to eight and four-bedroom units for up to ten, each with a full kitchen, a separate living room, a lanai and a washer and dryer. The villas share their own pool, hot tub and barbecue courtyard. The resort’s FAQ says only villas reserved through the resort get its amenities; for the hotel itself, read our Ritz-Carlton Turtle Bay review.
Kuilima Estates
Kuilima Estates is two separate, older condo associations built with the original hotel. West has 200 units on the Fazio golf course, three pools (one a quiet Tranquility pool) and courts; it is smoke-free and bans pets. East has 168 studio, loft, one- and two-bedroom units, two pools and courts, and allows smoking away from buildings. Neither association handles rentals; you deal with the owner or agent. Compare other options in North Shore vacation rentals.
Are They Legal Rentals?
Yes, by location. Honolulu allows stays under 30 days only in resort zones and in apartment areas mapped in Ordinance 25-52, and one of those is the area beside Turtle Bay Resort, where Kuilima sits; the Ocean Villas are in a resort district. Each unit must still be registered, and every ad for a short stay must show its registration or NUC number and the tax map key. More in where to stay on Oahu.
Beach Access
The Ocean Villas sit on the shore east of the hotel. From Kuilima Estates, the beach is about a five-minute walk. Kuilima Cove, beside the hotel, is calm with a sandy bottom in summer, and Keiki Cove stays shallow year round. There is no lifeguard tower, and winter swells here can be big, so check whether it is safe to swim today. Anyone can eat at the Ritz-Carlton’s restaurants and book its golf, trail rides and surf lessons.

Around Turtle Bay
The Kahuku shrimp trucks are 3 to 5 miles east. Sunset Beach and the Banzai Pipeline are about 5 miles west, Waimea Bay about 8 and Haleiwa 11. The North Shore’s full-size grocery is Foodland in Pupukea, so shop on the way in. See whether you need a car on Oahu and what to do on the North Shore.

Could be better
How you book decides what you get, and the rule is easy to miss. The resort’s FAQ says Ocean Villa guests get its amenities only if they reserve through the resort, and that Kuilima Estates is not managed by the resort, so its guests get none of the pools, beach gear or free activities.
Consider Instead
- Ritz-Carlton O’ahu, Turtle Bay is simpler for couples and solo travelers: a hotel room with an ocean view, four pools including an adults-only infinity pool, and a front desk. It does not publish its resort fee.
- Ke Iki Beach Bungalows suits families who want to be on the sand: beachfront bungalows with a kitchen and a grill, free parking and no resort fee, though only four of the twelve book by the night.
- Beach Villas at Ko Olina is the west side version: two and three bedroom condos on a Ko Olina lagoon, about 30 minutes from the airport, each rented by its owner or an agent.
Tips Before You Book Turtle Bay Condos
- Book the villa through the resort for the Ritz-Carlton. Units booked on another site or through an agent do not get its amenities.
- Check each listing for two numbers. A short-stay ad must show a registration or NUC number and the tax map key.
- Pick your Kuilima side by the rules. West is smoke-free and pet-free with three pools; East allows smoking away from buildings.
- Sort out visitor passes early. Both complexes are gated; ask your rental manager.
- Shop before you arrive. The kitchens are the point, and the nearest full grocery is in Pupukea.
