The 30-second verdict

Book Beach Villas for a family or a group of friends who want a full kitchen, two or three bathrooms and a lagoon out front. Skip it if you want hotel service, Aulani’s pools, or one set of rules: every unit is its own rental with its own terms.

Two or three bedrooms, a lanai with ocean views and the association’s original Roy Yamaguchi kitchens with Sub-Zero and Wolf appliances, a few steps from Aulani.

Who You Actually Book With

The owners’ association is blunt about it: Beach Villas “is not a hotel; it is a resort condominium.” The association takes no reservations. Its Villas for Rent page, which koolina.com links to, lists the units by tower and sends you out to each owner or agent: Vrbo, Ola Properties, Beach Villa Realty, Island Living Homes, Grand Welcome and Airbnb carry most of them. Fees, deposits, cleaning and cancellation terms are set by whoever rents you the unit, so compare the same unit number across sites.

03

The Villas

There are 247 villas in two towers. The 11-floor Beach Tower sits closest to the lagoon, the kiddie pools and the beach bar; the 16-floor Ocean Tower holds the fitness center and lap pool. Every villa is a two-bedroom, two-bath or a three-bedroom, three-bath with air conditioning, a partial or full ocean view and the building’s signature kitchen. What changes by unit: the beds, the decor, whether there is a washer and dryer, beach gear, and whether one or two parking stalls come with it. Confirm each on the listing.

04

Pools and Amenities

Three pools (lap, family lagoon-style and a sand-bottom keiki pool), three spa tubs, a fitness center with a dry sauna and steam rooms, and outdoor grills. The common areas are for registered guests and owners only. There are no cabanas, no slides and no lifeguards, and the association does not publish pool hours.

05

Honu Lagoon

koolina.com puts the villas “just steps from Lagoon 2,” Honu Lagoon, and the Beach Tower is the closer of the two. Ko Olina posts no lifeguards on its lagoons, so swim at your own risk; check if it is safe to swim on Oahu today before you go in. Anyone may walk to the lagoons; public lots run sunrise to sunset. Royal Hawaiian Beach Services, the association’s partner, rents chairs and umbrella setups, paddleboards and snorkel gear on the lagoon and runs a sunset canoe ride; prices are not published.

06

Food, Groceries and the Beach Bar

The only food on property is the Makai Hale Beach Bar by the Beach Tower. The kitchen is the point, so stock it at Island Country Market in Ko Olina Station, a short walk away and open 6 AM to 11 PM. Monkeypod Kitchen is in the same center. For a night out, the Kaula Lūʻau runs at Ocean’s Edge by the marina; our luau guide compares it with the rest.

07

Aulani, Next Door

Aulani is the neighbor, but its pools are not yours: it gives wristbands only to its own guests and sells no day pass. Its restaurants, shops and Laniwai spa are open to visitors. See our Aulani review, and compare the Marriott’s Ko Olina Beach Club (villas with kitchens, booked like a hotel) and the Four Seasons. You will want a car out here; see renting a car on Oahu, and check your stall before you pick an oversized one.

Could be better

There is no single front desk. Agents’ published terms differ where it matters: Ola Properties refunds up to 30 days out minus a $250 fee, while Beach Villa Realty refunds in full only more than 60 days out. Read the unit’s terms before you pay.

08

Consider Instead

  • Marriott’s Ko Olina Beach Club suits travelers who want one front desk and one set of rules: villas with full kitchens and a washer and dryer, a kids pool and no resort fee, in a timeshare resort anyone can book by the night.
  • Aulani is the pick if the kids want the pools Beach Villas guests cannot use: a lazy river, slides and an included kids club for ages 4 to 12, and villas with full kitchens.
  • Four Seasons Resort Oahu at Ko Olina suits couples and solo travelers who want hotel service instead of a condo: an adults-only infinity pool, free paddleboards and snorkel gear, and daily workshops.
09

Tips Before You Book Beach Villas at Ko Olina

  • Start from the association’s list. Its Villas for Rent page links each unit to its owner or agent.
  • Pick your tower. Beach Tower for the lagoon and kiddie pools; Ocean Tower for the gym and lap pool.
  • Ask about stalls. Agents say the resort collects a one-time $25 per car on arrival, more for a large stall.
  • Skip Aulani’s pools. Wristbands go only to its own guests.
  • Shop on the way in. Island Country Market at Ko Olina Station is open 6 AM to 11 PM.

Beach Villas at Ko Olina: Questions

Is Beach Villas at Ko Olina a hotel?

No. The owners’ association calls it a resort condominium. Each villa is owned and rented by its owner or a rental agent, so you book the unit, not the property.

Who do I book Beach Villas with?

The villa’s owner or a rental agent. The association’s Villas for Rent page, linked from koolina.com, lists units and links to agents such as Ola Properties and Beach Villa Realty, and to Vrbo and Airbnb listings.

Is there a resort fee at Beach Villas?

Neither the association nor koolina.com publishes one. Cleaning, reservation and damage-waiver fees depend on the agent, and agents say the resort collects a one-time $25 parking fee per car.

Can Beach Villas guests use Aulani’s pools?

No. Aulani gives pool wristbands only to its own guests and sells no day pass. Its restaurants, shops and spa are open to visitors, and the lagoon beaches are public.
