Boutique Hotels on Oahu
Oahu’s small hotels are mostly in Waikiki, with a historic inn in Manoa, one waterfront hotel on the windward side and one cluster of beach bungalows on the North Shore. These are the 13 worth booking in 2026 and 2027, each checked against its own site for fees and parking as of September 2026.

How we picked: small or design-led hotels, most under 250 rooms, with a character the big towers don’t have, and every one open and taking bookings in September 2026. Fees and parking come from each hotel’s own website. We don’t print nightly rates, which swing by the date. Boutique Hotels in Waikiki
Almost every small hotel on Oahu is here, because Waikiki is where hotels are zoned. They split three ways: a few on the sand, a cluster of design hotels in the walkable center, and older garden hotels two blocks back that cost less. The Waikiki map shows how far each sits from the water.
On the beach
ESPACIO The Jewel of Waikiki
Nine suites, one to a floor, on the sand in central Waikiki. It holds a Forbes Five-Star award for 2026, every suite has a Jacuzzi on the balcony, and Mugen is the restaurant downstairs. There is no resort fee, and breakfast, airport transfers and valet are included in the rate. Book it for a milestone trip where the suite is the point.
Kaimana Beach Hotel
On the beach at the Diamond Head end, opened in 1963 as the New Otani Kaimana and renamed when it reopened in December 2020. Eat at the Hau Tree, under the grove where Robert Louis Stevenson is said to have rested. Kaimana Beach out front is calmer and less crowded than central Waikiki, and Kapiolani Park is across the street. Book it for the beach and the quiet end of Waikiki.
Lotus Honolulu at Diamond Head
Fifty-one rooms next door to the Kaimana, across Kalakaua Avenue from the water. Arden is the restaurant, there is an evening wine hour, and guests can take bikes out to Kapiolani Park or into Waikiki. Check-in age is 18. Book it for the Diamond Head end at an even smaller scale than its neighbor.
Design hotels in central Waikiki
The Surfjack Hotel & Swim Club
A 1960s low-rise on Lewers Street, reopened as the Surfjack in 2016 with 112 mid-century rooms. The pool, with “Wish You Were Here” tiled across the bottom, is the picture everyone takes. Mahina & Sun’s is the restaurant and ARVO the cafe. It charges no amenity fee, which almost no Waikiki hotel can say, and dogs of any size stay free. Book it for the design and a bill without a daily fee.
Romer House Waikiki
Waikiki’s first adults-only hotel: about 180 rooms off Kuhio Avenue, fully renovated in 2024, with no one under 18 on the property outside the restaurant. The Backyard is the pool and bar, The Lei Stand the cocktail bar, and 855-ALOHA the izakaya. Book it for a trip without kids, a few minutes’ walk from the sand.
The Laylow, Autograph Collection
A 2017 mid-century remake of the old Aqua Wave, 251 rooms, all kings with lanais. Hideout, the restaurant and bar, sits beside a saltwater pool with fire pits. It is part of Marriott’s Autograph Collection, so points and status work here, and the beach is a five to seven minute walk. Book it for Marriott points with a boutique look.

Wayfinder Waikiki
The old Waikiki Sand Villa, rebuilt inside and reopened in May 2023: 228 rooms, an indoor-outdoor lobby and a saltwater lagoon pool, two blocks from the beach on Ala Wai Boulevard. Redfish Poke Bar and B Side Coffee are on site. Check-in age is 21, though it is not an adults-only hotel. Book it for the pool and a smaller fee than the beachfront hotels charge.
Small Waikiki hotels at a lower price
White Sands Hotel
A 1957 walk-up garden hotel, restyled retro, two blocks from the beach. The Heyday pool bar has swing seats at the counter, and the Green Lady Cocktail Room is the indoor bar. Its $30 amenity fee is among the lowest in Waikiki. Book it for a courtyard stay at a value price.
ʻIlima Hotel
Family-owned since 1968: 98 rooms, every one with a full kitchen, with lobby art by Hawaiian artist Ralph Kagehiro. It has free parking, limited, which is rare in Waikiki, plus a small heated pool and weekly lei making. It is two blocks from the beach. Book it for a family trip where you want to cook some meals.
The Equus
Sixty-seven rooms at the Ala Moana end of Waikiki, run by a family with a polo background: guests get free tickets to the Hawaii Polo Club from April to August. The Paniolo Bar & Café and a dipping pool round it out, and at $27 a night it has the lowest amenity fee on this list. Book it for the price and an easy walk to Ala Moana Center.
Boutique Hotels in Honolulu Beyond Waikiki
Outside Waikiki, Honolulu has one small hotel to recommend: a historic inn up in Manoa Valley. Kakaako, Kaimuki and Chinatown have none as of 2026.
Manoa Inn
Seven rooms in the John Guild House, a Victorian house in Manoa Valley on the National Register of Historic Places since 1980, restored in 1982 by Crazy Shirts founder Rick Ralston. It went by Manoa Valley Inn for years. Breakfast is included, and every room has a private bath. It is about two miles inland from Waikiki near the University of Hawaiʻi, so plan on a car or rideshare. Book it for a quiet valley base.
The Windward Side: Kaneohe Bay
Kailua and Kaneohe have the windward beaches and almost nowhere to stay: Kailua has no hotels at all. Paradise Bay is the exception, on the bay between Kaneohe and Kahaluu, and a good base for the windward stretch of the Oahu Drive Map.
Paradise Bay Resort
Low-rise studios, suites and cottages on Kaneohe Bay, each with a kitchenette. There is no sand beach, but there are three floating docks, and kayaks, paddleboards and snorkel gear come with the resort fee, along with the pool, hot tub and weekday yoga. There is no restaurant on site. Check-in age is 21, and kids 12 and under stay free. Book it for the windward side from the water.
Boutique Stays on the North Shore
The North Shore has one small beachfront place and a lot of vacation rentals. Staying up here saves the hour-long drive each way from Waikiki, and puts you on the beach in the morning, before the day-trippers arrive. Our guide to what to do on the North Shore covers the coast, and the best North Shore vacation rentals covers houses for bigger groups.
Ke Iki Beach Bungalows
Twelve bungalows, six on the beach and six in the garden, from studios to three bedrooms, on the sand between Waimea Bay and Sunset Beach and a walk from Shark’s Cove. There is daily yoga. Winter swell makes this water dangerous on big days, so read the day’s conditions before you swim. Book it to wake up on the North Shore instead of driving an hour to it.

Resort Fees and Parking at Oahu’s Boutique Hotels
Per night, as each hotel publishes them, as of September 2026. Two go up on November 1, 2026, and the table shows both prices.

| ESPACIO | None | Valet included |
| Kaimana Beach Hotel | $45 | Valet $55 |
| Lotus Honolulu | $45; $50 plus tax from Nov 1, 2026 | $45 |
| The Surfjack | None | $40 a day, off-site |
| Romer House | $48 plus tax | Valet $55 |
| The Laylow | Charged; amount not on the hotel’s site | Valet $65 |
| Wayfinder Waikiki | $37 plus tax | Valet $49 |
| White Sands Hotel | $30 plus tax | Not published |
| ʻIlima Hotel | $37.95 | Free, limited |

| Paradise Bay Resort | $49.86, tax included | Not published |

Add the fee and parking to the room rate before you compare. At Romer House, the amenity fee plus valet adds $103 a night before tax; at the Surfjack, the only add-on is $40 parking, and only if you bring a car.
Before You Book a Boutique Hotel on Oahu
- Waikiki doesn’t need a car. Every Waikiki hotel here is a walk from the beach and the restaurants. Rent a car for the days you drive, not the whole stay, and skip the nightly parking.
- Check the age rules. Romer House is adults only. The Lotus requires guests checking in to be 18, and Wayfinder and Paradise Bay require 21.
- Only book a legal rental. Honolulu treats any stay under 30 days as a short-term rental, and outside resort zones a unit needs a certificate. Every legal listing shows its registration or certificate number and tax map key; the city’s FAQ has the rules.
- Split the stay. Most trips work best with a few nights in Waikiki and two or three on the North Shore or windward side. Our Oahu Itinerary Builder lays out the days.
Boutique Hotels on Oahu: Questions
What are the best boutique hotels on Oahu?
For most trips: the Surfjack or Romer House in central Waikiki, the Kaimana Beach Hotel on the sand at the Diamond Head end, and ESPACIO if the budget is open. Outside Waikiki, Paradise Bay Resort on Kaneohe Bay and Ke Iki Beach Bungalows on the North Shore are the two small places worth building a stay around.
Which boutique hotels in Honolulu have no resort fee?
The Surfjack and ESPACIO both say so on their own sites, and so does Halepuna Waikiki by Halekulani, which at 288 rooms sits just over the size line for this list. Most other small Waikiki hotels charge $27 to $50 a night as of September 2026.
Is there an adults-only hotel in Waikiki?
Romer House Waikiki is the first. Several others set a minimum check-in age, 18 at the Lotus and 21 at Wayfinder and Paradise Bay, but still take families.
Are there boutique hotels on the North Shore or in Kailua?
On the North Shore, Ke Iki Beach Bungalows. Turtle Bay is a 408-room resort. Kailua has no hotels; the windward side’s small hotel is Paradise Bay in Kaneohe.
Can I book a B&B or vacation rental outside Waikiki?
Only a legal one. Honolulu treats any stay under 30 days as a short-term rental. Outside resort-zoned areas, a unit needs a Nonconforming Use Certificate, and every listing must show its registration or certificate number and tax map key. No number in the ad, no booking.
Are any new boutique hotels opening on Oahu in 2026 or 2027?
None announced as of September 2026. The planned boutique hotel in Chinatown’s Wo Fat building ended when the building sold in 2026 for housing and retail.
